BOOKING CONDITIONS &

TERMS OF STAY

Riverhouse | River Studio | Villa Ixora 

January 2025

1. PROPERTY USE

1.1 The property is let to you for holiday letting purposes only for the period stated in the confirmation message. Not for commercial purposes unless specifically agreed in writing.

1.2 No functions, parties, weddings, group gatherings, photoshoots, or commercial activities of any kind unless prior arrangements have been made. Permission is at the agent's sole discretion, and a surcharge might apply.

1.3 The name under which the booking is made must stay at the property, and they are held responsible for the actions of the group and are accountable for every individual staying at the property. They are responsible for ensuring that all occupants understand and agree to these terms and conditions. Neither the whole nor any part of the property shall be sublet without permission.

1.4 You agree to supply us with the number of all adults and children staying/visiting, plus the ages of all children. Please note: Guests aged between 12 months and 17 years are classified as children. Guests under 12 months are classified as infants.

1.5 At no time during your occupancy will the number of guests staying/visiting exceed the number you gave at the time of booking. There are no exceptions except with written permission from Pointer Property. 

1.6 If consent for extra people is not given by the agent, immediate eviction will follow with no refund given, or at our discretion, you may be charged for any additional guest found to have been at the property during your stay at $500.00 per person per day for the time of the booking. 

1.7 Properties are generally located in quiet residential neighbourhoods. The Guest is asked to respect this and ensure that all guests and visitors to the Property behave appropriately.

1.8 All properties have a quiet period from 11:00 pm until 7:00 am. The Guest is responsible for the behaviour of the guests staying at the property and visitors to the property during the Rental Period.   

1.9 Illegal or immoral activities, including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons, are strictly prohibited. 

1.10 Should any guest(s) or visitor(s) not behave appropriately, the Owner or Owner’s Representative may, in their absolute discretion, require the Guest, their party and/or visitor(s) to leave the premises and/or vacate the Property immediately, without compensation or refund.

1.11 For bookings of the Riverhouse, the appropriate ID of the booker must be provided to our staff on arrival so they can take a copy for our security. Acceptable ID is either a Passport or an NPWP card. 

1.12 In the case of Ocean Farm and The River House, a valid credit card number must also be given to staff to act as security. Charges of up to $5000, at the discretion of Pointer Property, can be made in the case of damage to the property.

2. BOOKING ALTERATIONS

In the case of a request to change of booking date: 

2.1 Booking alterations shall be made in accordance with the terms of the booking. This will vary by channel (Airbnb vs direct vs Booking.com) and by deal (rate) selected. 

2.2 Alterations outside of the terms of booking shall be made at the sole discretion of Pointer Property pty ltd without obligation - moral or legal.

3. PAYMENT POLICY 

3.1 Payment shall be in accordance with the terms agreed upon at the time of booking. 

3.1.1 All currency rates referred to in this document are Australian Dollars (AUD)

3.2 Full payment is due prior to arrival at the latest, but often will be due earlier - depending on the terms of booking. Access to the property will not be granted without prior payment - no exceptions. Staff at the villas have been instructed to enforce this condition without exception.

3.3 The cost of electricity, mains water, cleaning and garden supplies, and local taxes are included in rental rates. There are generally no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted unless otherwise stated in the property description.

4. GENERAL CANCELLATION POLICY 

4.1 Guest cancellation policy is as per the terms of booking. If you booked through an agent (Airbnb, booking.com, or an offline agent), then you will be bound by their terms. 

4.2 If you booked at one of our websites, then you will be bound by our terms of booking that you agreed to prior to booking and communicated by email to you shortly after your booking 

5. CHECK-IN & CHECK OUT 

5.1 Guests agree to follow the check-in and check-out times stated on the booking confirmation. Additional fees and charges will apply for late departures at the rate of 25% of 1 night stay per hour or part thereof for every hour guests depart later than the agreed time of departure.

6. GUEST NUMBERS

6.1 No additional guests are permitted at any one time unless otherwise agreed in writing; this is strictly enforced. A penalty of $500.00 per guest per day applies. 

6.2 Guests are not permitted to host visitors (people other than guests staying) at the property without prior written consent.

GUEST INFORMATION & OBLIGATIONS 

7. SMOKING 

7.1 There is strictly No Smoking inside the property. 

7.2 Please dispose of cigarette butts responsibly.

7.3 Any cigarette butts collected will be subject to the excess cleaning policy above. If there is any smoking evidence inside the rooms, we have a strictly enforced fine of $800.00 to clean carpets, curtains, and air conditioners. 

7.4 No exceptions. It is the guest’s responsibility to understand this before making a booking. If a guest does not agree to abide by these terms, we request that you contact us within 12 hours to discuss the issue. In most cases, a full refund will be provided to the guest by Pointer Property.

8. FURNITURE

8.1 On departure, furniture must be left in the same location in which it was found. 

8.2 Failure to leave the furniture in the correct place will result in a replacement charge of $100.00 per hour. 

8.2 Furniture damaged or broken through will be repaired or replaced at the renter’s cost, plus a 15% administration charge.

9. DRIVING & PARKING

9.1 It is advised that you stick to the road provided. 

9.2 Driving off the road or driveway will incur a penalty of $500.00 per offence. 

9.3 Any areas designated as private by the owners are strictly out of bounds.

9.4 Please park only in the allocated parking areas. 

9.5 Under no circumstances are the following activities permitted: motorbikes, dirt bikes, quad bikes, or related activities other than those that are fixtures at the property. A $1000.00 fine plus costs to remediate will be payable if a guest or visitor to the property is in breach of this term.

10. TOWELS

10.1 White towels are to be used inside only. 

10.2 Beach towels are provided for outdoor use. 

10.3 Please note that excessive and obvious use outdoors will result in a replacement fee of $75.00 per towel.

11. EXCESS CLEANING

11.1 We expect and encourage an appropriate level of use during your stay. 

11.2 Excessive cleaning will result in an additional $100.00 per person-hour charge. The minimum charge is $150.00 

11.3 On departure, the property must be left in a similar state to its condition on arrival. Please remove any residual food, rubbish, and bottles, and wash the dishes. 

12. DAMAGES

12.1 Please shut and secure all doors and windows whenever you leave the Property. Weather conditions in the tropics can be prone to change, with storms quickly developing, which can cause considerable damage to a Property.

12.2 Damage, breakages, theft/loss, and security are your responsibility during your stay. 

12.3 You must lock all doors and windows when you leave the Property, and it must be secured at night.

12.4 You must notify the Agent immediately of any damages, breakages, or theft. 

12.5 Management may deduct the amount required to repair or replace any items from your security deposit. 

12.6 You will be responsible for any expense or damage caused at the property due to your failure to shut and secure all doors and windows when leaving and vacating the property throughout your stay. 

13. ART & OBJECTS 

13.1 Smashed or broken artwork and objects will result in a replacement or repair charge plus a 15% administration charge. 

13.2 Breakages and losses to the property are to be reported to the owner and paid for immediately.

14. CHILDREN

14.1 Children are your responsibility. Any damage caused by children will be treated as if it were caused by an adult.

15. PETS 

15.1 Pets are not permitted. This is a safety and liability issue. If pets are found on the premises, the booking will be terminated, and the guests will be asked to vacate with no refund made. 

15.2 Any pest control required as a result of a pet inside and/or on the premises will be charged to the guest.

16. BALCONY SAFETY  

16.1 By agreeing to this document, you and your party accept all liability for anyone who falls off the balconies through your actions. Please see the photos on our website for illustration. If this condition worries you, then please do not accept this booking.

17. POOL SAFETY 

17.1 Swimming is at the guest’s own risk.

17.2 An adult must accompany children below 14 years at all times. 

17.3 There is strictly no diving and no glass near the pool. 

17.4 Our gardening and pool staff may require access to the gardens and pool area during your stay. We ensure these visits are kept to a minimum, but are sometimes unavoidable to ensure the high maintenance of the property. Should maintenance need to enter the property, we will give you as much notice as possible.
